A commercial roof report measures the roofs of a property that isn't a house: apartment buildings, churches, restaurants, offices, retail and warehouses. A technician measures every building at the address from aerial imagery, flat and pitched sections and parapet walls included, and it's delivered as a white-labeled PDF, XML, diagrams and data. It costs $30 and takes about eight hours.

When should you order commercial instead of residential?

For anything that isn't a house: apartment buildings (multifamily), churches, restaurants, offices, retail, warehouses and other businesses. Houses are residential. The report and its files have the same shape as the residential report, so your code reads both the same way; you change one field, "reportType": "commercial". What changes is the price and the time: commercial is $30 and about eight hours, where residential is $10 and about two.

What does one order cover?

One address number. A technician measures every building at that address, and it's one order and one price however many buildings that is.

How are flat roofs and parapets measured?

As numbers you can price from. Pitches are reported on a ladder that starts at 0, then ¼ and ½ inch per foot, then whole numbers, so a low-slope roof reads as Flat, 1/12 and so on rather than as a rounding error. Area at each pitch is listed separately. PARAPET is one of the ten edge categories: the run of parapet wall along the roof edge, with its length and count, next to eaves, rakes, wall flashing and BEND, where two different slopes meet. The PDF tables use the same names as the data. See Report data.

What do you get with each report?

OutputIncludedWhat it is
PDFYesThe report in your brand or the contractor's, rendered at download
XMLYesThe measurement document, unbranded; the source of every number
DiagramsYesOutline, area, pitch and lengths per building and for the site, SVG or PNG
DataYesAreas, squares, pitches, the ten edge categories and every face, per building
Xactimate ESX+$5For estimates written in Xactimate, named after the claim number

On a site with several buildings, all_structures measures each one, largest first, with its own totals and diagrams and a combined total for the site. How many structures a report covers explains the three scopes.

How much does it cost and how long does it take?

$30 per report, typically delivered in about eight hours; that is an estimate, not a commitment. The ESX adds $5 when you order with "esx": true or add it later. Your own prices are on pricing. A webhook fires on every status change, revisions are free, and an order for a property that cannot be measured is cancelled and refunded as account credit.

How do you order one?

The same POST as any roof report, with reportType set to commercial. In the dashboard: Order a report, Roof report, report type Commercial. This request uses a sandbox key and the commercial test address, so it costs nothing; a live key and a real address place a real order.

curl -X POST "https://api.roofquery.com/api/v1/reports/orders" \
  -H "Authorization: Bearer rq_test_sk_..." \

brand, claim and notes work as on residential orders. Every field is in Place an order.

Test it free first. In sandbox, 6101 E Lombard St, Baltimore, MD 21224 delivers a recorded low-slope commercial roof with parapet walls, PDF and XML included, about twenty seconds after the order. See the sandbox.

What does the commercial report not do?

It measures geometry from imagery. It does not assess the membrane, drainage, condition or damage, and there is no site visit. For the hail and wind history of the address, order a Storm Report. For a quick squares count without facets and edges, Rapid Squares is $7.

Frequently asked questions

How much is a commercial roof report?

$30 per report, whatever the roof size, plus $5 for an Xactimate ESX when the order includes one.

How long does a commercial roof report take?

Typically about eight hours. A completed webhook fires when the report is ready.

Does a commercial roof report measure parapet walls?

Yes. Parapet is one of the ten edge categories, with the length and count of parapet wall along the roof edge for each building.

Is the commercial report a different format from the residential one?

No. It has the same PDF, XML, diagrams and data fields, so an integration that reads residential reports reads commercial ones unchanged.
